Permits and paperwork
Register your tenancy with UAQ Municipality, connect your utilities and book your move with management.
Tenancy contracts are registered and attested with UAQ Municipality — in person or through the UAQ government portal or app. Both landlord and tenant usually get an attested copy; keep yours, because EtihadWE asks for it. (Ejari is Dubai’s system and doesn’t apply in UAQ.)
Etihad Water & Electricity serves Umm Al Quwain. Moving in? Activate your account with your attested tenancy contract and Emirates ID. Moving out? Request the final bill and clearance certificate.
Communities such as UAQ Marina may have handover and move-in rules — check with the developer or community management.
Close your old tenancy and utilities as you move out.
Access and timing
A UAQ–Dubai truck passes through Ajman and Sharjah on the way, so one move runs under the truck rules of Dubai, Sharjah and Ajman as well as UAQ. Simple planning keeps it on schedule.

Early starts avoid Dubai–Sharjah rush hours on the E11 and E311.
Dubai keeps trucks off Al Ittihad Road and limits them on Sheikh Mohammed Bin Zayed Road at peak hours, so the Dubai leg is often on Emirates Road (E611).
Ajman and Sharjah restrict heavy trucks on their city roads at peak times. We keep to the highways through both and check the current hours when we plan your date.
Early starts protect wood, leather and electronics in the hottest months.
For new homes, we schedule around your handover and key collection.
How it works
A clear plan from survey to the last box unpacked.
In person or by video — we check volume, access, lifts and anything that needs crating.
A written quote, crew size and truck plan for your moving window.
You register the tenancy and book with your building or community; we supply our licence, truck and crew details.
Room-by-room packing, with floors, lifts and corridors protected before anything moves.
Loading in sequence, transport, reassembly and placement to your plan, with packing waste removed.
New homes
Many UAQ moves are into homes that have only just been handed over. The furniture can’t go in until the house is ready, so check these before you fix the moving date.
Fixing floors, doors or paint is harder with a full house. If you can, finish the main snagging first or leave clear space in the rooms that still need work.
A new home may not have an active EtihadWE account at handover. Apply with your registered contract or title deed well before the move, so the AC is running when the crew arrives.
Neighbouring plots may still be under construction, with dust and site traffic. We wrap furniture fully from the truck to the door and keep doors closed while we work.
Security may ask for the truck number and crew names in advance. We send them once you have the community’s form.
Local problems
UAQ is quiet and easy to drive, but its homes are spread out and most moves start or end in another emirate.
A crew coming from Dubai or Sharjah needs a fixed start time. Booking early gives you the widest choice of dates.
Al Ramlah, Al Humrah and Al Salamah are wide and easy for trucks, but long streets and large plots mean longer carries. We check where the truck can park at the survey.
Some older homes and low-rise blocks near Al Raas and the old town have narrow lanes and no lift. Tell us at the survey so the crew size is right.
Homes near the lagoons and the coast get humid air and fine sand. Mattresses, sofas and electronics are fully wrapped for the drive.
