Know the community

How JLT Is Organised — and Why It Matters for Your Move

JLT is a DMCC master community of lettered clusters around artificial lakes. Each tower also has its own management, so move rules come from more than one place.

Master developer

DMCC

Develops and governs the Jumeirah Lake Towers community and free zone.

Facilities

Concordia

The on-site facilities manager for JLT community, building and parking operations.

Move permit

Your tower

Building or owners’ association management usually issues the move permit and books the service lift.

Mixed-use

Clusters A–Z

Residential and office towers share lifts and loading bays, so moves are timed around business traffic.

Permits and paperwork

Do You Need a Permit to Move in JLT?

Yes. Most JLT towers need a move permit and a booked service lift before the truck can use the loading bay.

You usually provide

  • Tenancy contract or Ejari
  • Emirates ID
  • Building access card details
  • Any building NOC form

We provide

  • Our trade licence
  • Truck and crew details
  • Lift and corridor protection
  • A crew sized to your lift slot

What to expect

Building permit

Issued by your tower’s management. Some towers ask for a refundable deposit — ask management for the form and timing early.

Service-lift booking

Lift slots are limited in busy mixed-use towers. We plan crew size and loading order so the move fits the slot.

Office moves (DMCC)

Companies moving premises may need DMCC or building NOCs, for example for a change of address. Start these early so the move date isn’t held up.

Ejari and DEWA

Cancel or register Ejari, and close or open both your DEWA account and your Empower district cooling account, as you move out or in.

Access and timing

Access and Logistics in JLT

JLT sits between Sheikh Zayed Road and Dubai Marina, with lakeside streets and basement loading bays.

01

Loading Bay Height

Some basement loading bays have height limits, so we choose the right truck size at the survey.

02

Metro and Tram

JLT is served by the DMCC and Sobha Realty metro stations and a tram stop — handy for crews, busy for parking.

03

Business Hours

Weekday office traffic shares the lifts, so early or weekend moves are often smoother.

04

Which Side of the Lakes

Clusters on the Sheikh Zayed Road edge and clusters on the inner, lakeside edge are reached by different entry points. Getting the wrong one means a long loop round the lakes, so we plan the route to your cluster.

05

Cluster Car Parks

Each cluster’s towers usually share a podium or basement car park, with resident bays behind barriers and little visitor space. We check where the truck can wait and whether the car-park ramp is tall enough.

Local problems, solved

What Makes Moving in JLT Difficult — and How Do You Plan Around It?

JLT is dense, mixed-use and built around lakes. That makes it a pleasant place to live but a tricky place to load a truck.

Most JLT problems are about access, not packing. Send us your cluster letter and tower name and we check these points before we quote.

Lift queues

Offices share your lift

In mixed-use towers the service lift also serves office deliveries and fit-outs on weekdays. Book an early slot, or a weekend if your tower allows it.

Truck waiting

Limited parking near the towers

Cluster car parks are mostly for residents, and the paid lots fill up fast in the morning rush. We plan where the truck stops before it arrives.

Long carry

Lakeside walkways

Some towers face the lakes, with the truck kept back at the podium or road side. A longer carry from bay to lift adds time, so we measure it at the survey.

Truck size

Low car-park ramps

Podium and basement ramps can be lower than a full-size removal truck. A smaller truck with an extra trip is better than a truck that can’t get in.

Permits

Two management layers

Your tower’s management issues the move permit and lift slot. Concordia runs community facilities and parking for DMCC. Ask your building first.

Empower

Cooling on a separate bill

JLT towers are cooled by Empower’s district cooling network. Close or transfer your Empower account as well as DEWA when you move out.

DMCC office moves

Moving a DMCC Office in JLT — What Has to Happen Before Moving Day?

A DMCC company can’t simply move its desks to a new tower. The free zone has to approve the change of address, and that depends on the new unit being ready. Plan the move date after these steps, not before.

Before you sign the new lease

  • Check your visa count fits the new unit’s quota
  • Check your licence activity is allowed there
  • Agree fit-out time with the landlord
  • Ask both buildings for their move rules

Before moving day

  • Fit-out completed and signed off
  • Operational fitness certificate issued
  • Change-of-address request filed with DMCC
  • Move-out and move-in permits booked
  • Service-lift slots confirmed at both towers

Common DMCC hold-ups

Downsizing and visas

DMCC says a company can’t move to a smaller unit if its existing visas exceed the quota for the new unit. Check this before you sign, not on move week.

Fit-out and the fitness certificate

For a physical office, DMCC expects the fit-out to be finished and the operational fitness certificate in place before it approves the new address. If the fit-out runs late, we can store your furniture and IT and deliver when the unit is ready.

Flexi desks and business centres

Moves into a flexi desk or business centre need much less paperwork. Usually just a third-party NOC where one applies.

Move-out NOC from the old building

Many buildings won’t issue a move-out permit until service charges are clear and the landlord or facilities manager confirms the unit’s condition. Request it two to three weeks ahead.

The move itself

We move offices in the evening or at the weekend, label everything by desk and department to the new floor plan, and reinstall hardware. Network and system setup stays with your IT team or provider.

FAQs About Movers in JLT

Do I need a permit to move in or out of JLT?

Yes. Most towers need a move permit from building management and a booked service lift. We provide our licence, truck and crew details for the application.

Who issues move permits in JLT?

Usually your tower’s building or owners’ association management, within the DMCC master community. Concordia manages community facilities and parking.

Do JLT towers ask for a deposit?

Some do — usually refundable. Check with your building management when you apply.

Can you move our office out of a DMCC free-zone tower?

Yes. We move offices after hours or at weekends and help you plan around building and DMCC NOCs.

Do I need to close my Empower account when I move out of JLT?

Yes. JLT towers use Empower district cooling, which is billed separately from DEWA. Book the final reading and close or transfer the account when you close DEWA, so your deposit comes back and the next resident can connect.

Can we move our DMCC office before the new fit-out is finished?

You can move the furniture, but DMCC usually won’t approve the new address until the fit-out is complete and the operational fitness certificate is issued. If the dates don’t line up, we store your office contents and deliver when the unit is ready.

Where does the moving truck park in a JLT cluster?

At your tower’s loading bay or the area building management assigns, not in resident bays or on the lakeside walkways. Some car-park ramps are low, so we check the height and pick the truck size at the survey.

How long does an apartment move in JLT take?

Most studio to two-bedroom moves within Dubai take a day, depending on lift access and packing. See how long a house move takes in Dubai for typical times by home size.

Can you move me from JLT to Dubai Marina?

Yes — it’s one of the most common moves we do, often completed in a single day.

Do you provide packing materials?

Yes, all cartons, wrap, tape and blankets are supplied on full-packing moves.

How much do movers in JLT cost?

It depends on volume, floor, lift access, packing level and distance. You get a fixed quote after a free survey.
